This 1960 single family located Arlington heights was about to be revamped and expanded due to recent Amazon headquarter move into crystal city and owner ambitions of high demand in this neighborhood.
The existing home was a small 1600 sf two level over an unfinished basement, small sunroom addition and free-standing garage in back of the lot. Ran down with 8×8 gally kitchen, three small bedroom and literally no space to move around.
We have proposed a much larger 24’x 50’ addition to back of the original home, tear down old addition and rebuild and connect the garage into new home.
The challenges were that this was corner lot with 30 feet set back on two fronts and the lot coverage were not allowing so much land to build on.
We had to file for a special permit and go through engineering and zoning boards to be able to get permission to build the proposed design.
After a long deliberation and permitting process finally the pick hit the ground and building phase got started.
The new design has a full in ground basement with 9 feet ceiling, an areaway stairs case to make it a dual living quarter. Two large bedrooms, two full baths, a kitchenette space and a large 24’x 24’ living space was built in the basement level.
The main level was opened up to old home, converting old dining room and kitchen into a large gourmet kitchen space with all new amenities, 36″ gas range, (2) 36″ built in refrigerator and freezer, double oven, second 30″ island cooktop, a huge center island with seating, A walking pantry and Peninsula separating the new living space and Kitchen.
The old Living room was converted to fully wrapped cherry paneling walls for an authentic Library/Study, while the small adjacent sunroom was revamped with new roof and windows and tile flooring to a multi-purpose office/kids study room. Bright and sunny space was a delightful space to spend time in it.
The new first floor with 10 ft ceiling, center double side fireplace to outdoor in the center stage of this home, on the east side floor to ceiling-built ins, the south east corner covered with wet bar, beverage center and cabinetry and south end home for large tv facing the sectional furniture, A new full first floor bath just down the hall, with a mudroom of 10’x10’ step away from new double door garage space.
Through a set of stairs, the back staircase connecting us to second story of this addition. To the left of that stairs, we have a loft area and hallway leading us to guest bedroom quarter with its own’s balcony facing west over the garage, bathroom suite and walk-in closet, furnished with sheep lap cathedral ceiling.” Bright and airy” is what this homeowner called this room. To the right of the staircase is the new Owner’s master suite facing West with a Juliette balcony behind French door, cathedral sheep lap ceiling, covered with wide plank wood flooring throughout this space was magnificent. Entering into Master bath suite with sleeper tub, large fully equipped shower stall and his and her large vanity spaces has been their dream come through. Two large walk-in closets for his and her was big plus for them.
Connecting on the other end of this master suite into old structure converting one of the bedrooms to a second-floor laundry room and a jack and jill bathroom suite. Both front bedrooms were revamped and have large windows, new flooring, new lighting, new front staircase and rail connecting to front end and front door.
The of the house was redesigned with a new portico, front door, brick stoops, two new box bay windows and metal roof linear dormer replicating the side new dormers. the new and old structure were merged with matching brick and upper level with board and batten siding bringing 1960’s era to a new contemporary era.

This owner could never imagine their old 1960 small home can ever turn into this increasable mansion of over 6000 square feet and take such center stage in their neighborhood. This project became such and inspiration for the rest of the community to follow these homeowners’ footsteps.
The inspired and innovated choice of color schemes and various design aspects of this lightly and open floor plan are one its highlight of this award winning project.
