Working with a custom home builder for the first time can feel pretty awkward and challenging.
While this is normal, working with the wrong builder isn’t. Not sure if you have found The One? No, seriously, do you feel uncomfortable with your current builder?

Contract
It’s either you did not agree on a formal contract or you did but it is poorly written. The contract serves as a symbol of trust that the homeowner will have his home built as promised and the builder will get paid for it. If you’re not sure how contract works, hire an attorney to draft or read the contract with you. Never start any project without a clear, written contract!
Initial Fee
Does your builder require a large sum of money for down payments and other types of deposits before even starting the work? Watch out – this is an obvious sign that you can’t rely on them. If you have already paid large deposits, contact an attorney to help you out. Most home builders offer a free quote, but be sure that it is totally free.
Background
Have they worked on similar projects like yours before? If so, were they successful or were the clients unsatisfied? Experience, no matter how big or small, matters. Take note that not just because they have longer experience doesn’t mean they can do your project well. Other builders might have worked for only a shorter period of time, but all of those projects might be all of a high-quality.
Builder’s Association
Being an active member of a credible home builder’s association is a good sign that you can trust on a home builder. It’s easier and safer to hire a builder from home builder’s associations like the National Association Of Home Builders (NAHB) because they have require a certain set of standards that a home designer or builder should meet before joining the organization.
