50 year old home in Arlington, Va inherited 12×16 with a rundown covered porch, clients were wishing for a first floor family room and a second floor sitting room off the main bedroom a back covered porch and a wrap around maintenance free deck. The plan started with the demolition of the existing room and designed and built a 2 story addition with a wrap around trex decking. First story contained a leading French room to the dining room a gas fireplace on the south wall surrounded with built-ins, hardwood floors were installed to match the first floor. The south side has a large window and French doors going to the covered porch and back yard. On second story we removed the back brick wall and installed leading French door connecting to bedroom. The new sitting room consists of 3 walls of windows, built-in bookcases on the north wall and wood flooring to match the master bedroom. The exterior is done with hardy plank siding, trex decking and railing. A new HVAC system has been placed in for the new addition and another one for the existing house.
