A young couple have lived in a 1950 brick two story colonial home within walk in distance to Crystal city. This house is located on a very steep hill and the back yard was totally useless. The couple needed more space as the old kitchen was about 8×11 with a 3×5 powder room right off of it.
Upstairs had one small bath and three bedroom which two was under 10×8. Needless to say the added space was most needed given its fantastic location.
The most difficult part of this lot was to be able to get machinery into back yard and excavate 2/3 of this back yard to be able to build this 20’x20’ addition and 6’x20’ adjacent flagstone patio.
We had to implement a plan as well to create a multi level retaining walls and stone steps to adjust to contour of this land. The other major issue was to remove two story of brick and cinder block back wall and for a width of 20’. That meant implementing structure plans for support of existing two story structure and create a total and seamless openness between old area and new addition.
The first story addition have been put on concrete slab with in ground plumbing and electrical for the new family room and expanded kitchen . this level consist of three large windows facing the new stoned and landscaped back yard and side French door leading into flagstone patio.
The new expanded kitchen and family room has large limestone with heated base , a new gas fireplace surrounded with built ins and glass stone heart to compliment kitchen counter tops and backsplash.
Widening doorways to living room and eliminating walls to dining room was part of the grand plan .
Use of espresso color cabinetry with a rare light granite with touch of brown veins running through is one of the decorative touches that made this project stunning.
The large middle island which consists of second sink, wine chiller and seating space is another bonus point of this kitchen.
The second floor is consist of Master bedroom with a sitting area , French door leading into a French balcony facing back yard, double sided stoned gas fireplace ( between Bedroom and master bath), cathedral ceiling .
Master bathroom consist of large steam shower, body sprays and rain shower, large double person Jacuzzi, tumbled marble floor and wall tiles with tones of accents and bells and whistles. The same stone surround the fireplace facing bathroom side. Surround sound from built in stereo system and space for built in TV”s on bedroom and bathroom side are all featured in this project.
The use of wide plank exotic tiger wood has beautified this master suite.
The main goal of this project was to create a seamless and open floor plan, add the family room and enlarge kitchen, make the backyard useable for gathering and outdoor events. Also add the Master suite for added master bath for better use of second level. With keeping customer taste of contemporariness and eclectic in mind we was transformed the old 1950 home to a fully functional 2011 dream home.
This couple have held a bridal shower and couple of large events since completion of this project and have plans for much much more entertaining to come.
