1980 rambler in Fairfax station was in desperate need of kitchen and family room remodeling.
Their old kitchen was cramped, with a very bad traffic flow, separated with partition wall full of duct work and plumbing from next door family room. Deep closets were taking a lot of space form the width of the kitchen. Kitchen and family room were very dark because the wall paneling and not many back wall windows. Dark cabinetry and worn out floor were all contributing to the next phase of changes that were about to happen. The kitchen had vinyl floor as the rest had laminated flooring thus all were feel so much disconnected.
Plan was put in place to take down of all paneling, dark ceiling beams, cover portion of dark brick mantel.
A 12’ wide sliding French door has filled this back wall by the way of installing support beams and relocating wall registers to floor registers.
Entire floor such as tile in foyer and wood in family room and vinyl floor in kitchen has been removed, they all got leveled and then solid wood floor of same level was installed throughout.
Additional lighting placed on all hallway and dark paths
We have located all the tall elements such as fridge, tall pantries and oven into the old wall that had closets. This made all tall elements to be out of sight and create a wider width into the kitchen. In addition we have created lots more storage space for them.
The work counters and base cabinets are all placed all around for additional storage and better lay out. The center island not only offers lot of storage and work space for her, but also seating space for company to watch her in action
The closets were removed and plumbing were relocated. The partition wall between kitchen and family room was removed; support beam for structural reasons has been installed. All duct work, wiring and plumbing has been rerouted so that kitchen can expand into family room.
We have added a double window and relocate a single window above desk area. The brick and block back wall had to be cut and re bricked to fit these windows.
The stove with its wooden mantel hood was moved to back wall to be away from Center Island both for practical reasons and its oval look.
Added recess lighting and pendent lights and under cabinet lighting all has made the space a lot brighter, and her path cleared.
The entire family room has new drywall, trim, floor, lights, and matching entertainment center on the far wall. This clean ups the loose wire and TV cart and all other small pieces of furniture and collects them all in one place.
The choice of light color painted cabinetry with its light color counter top has given this kitchen and family a total boost in spirit. This makes her all happy to be home all day to be surrounded with openness and brightness. The bonus wet bar area just off the kitchen into family room offers a beverage center, added glass front cabinets for prized china.
