2012 NARI Capital CotY, Merit Award Winner, Residential Addition Under $100,000
Military couple lived in Mclean older neighborhood for over 15 years in a split foyer house and as their kids growing up their need for larger space does too. Even though the existing kitchen was r modeled about 10 years ago but the space was still 12′ X10′ and was not accommodating their needs.
Our design team went to work by creating a 15′ x 12′ back addition to the kitchen remove the bearing back wall.
Take 2.5 from adjacent dining room and make the kitchen even width with new addition.
The new addition has cathedral ceiling, large palladium window on south side, and two large sliding French door on either side.
From the left you will get in the a large barbeque deck which now has another French door accessing from dining room side instead on the window.
The deck wraps around entire addition and has wide stairs leading to gorgeous landscaped back yard.
From the right you will walk into a 8’x12′ screen porch with white columns and Trex decking and rails.
Replacing the entire back siding made a seamless transition to new screen porch and addition.
The entire kitchen has been reconfigured and expanded into new addition.
New plumbing was ran through a very tight crawl space for new sink and dishwasher location.
Extending hardwood floor from front entry into kitchen and addition and dining room has made a terrific connection among interior spaces
Now the width of new kitchen allows a center Island for food preparation and couple stool seating
Use of expanded lighting such as direct and indirect has made a great difference on different time of the day.
Now having a large group of friends and family for holidays is the least of client concerns; with this new open floor plan the kitchen is more inviting and the breakfast area is much larger. The client’s satisfaction was obtained through this addition.
