A traveling entrepreneur purchased a townhome in the booming area of Reston Town Center for his stay over while working in the area and mainly for entertaining friends and clients.
Even though this townhome was not that old, it did not meet his expectations and needs for his large group entertainments.
The main floor had a powder room and closet placed in the middle of it, caused the lay-out tight and uninviting. The builder designed these two items to hide all plumbing and sprinkle system pipe to second floor
The kitchen was set up as a gally style and was hidden by walls from the open area
After design staff met with client and heard all his objectives, then everyone decided that a total open floor plan for this first level is essential to reach his goal.
The powder room and adjacent closet were eliminated. ( the home has another powder room in main level entrance). All sprinkle pipes and second floor bathroom pipes were rerouted. Bearing wall between kitchen and old dining room were reconstructed, bulkheads were eliminated and now we established our open plan.
There were a lot of challenging obstacles in this project due to how original builder planed their plumbing, ducts and sprinklers.
The staircase were closed up to create a butler area for their entertaining use. Designer created a casual but stunning showcase out of this area by the way of ledger stone walls and hanging pendent lights
A large eating island of 5’ x 14’ was implemented in middle of this kitchen serving multiple seating and a wonderful space for buffet style setting.
The plumbing & electrical for sink, double dishwasher and microwave were all relocated to this island. New gas line for stove and mechanical pipe for over range hood were all part of design for this outstanding kitchen.
When the bulkhead were removed we had found lost space for stacking cabinetry, putting glass display cabinets with crown molding all the wall to ceiling.
The old wood floor were now replaced with very contemporary plank style porcelain tiles throughout making a seemless connection of entire space
The cabinetry has a khaki background with a soft glaze in them .We carefully complementing that with a distressed Java color Island and subway limestones back splash tiles. A basket weave of decorative tile behind the cook top added a focal point just under the wooden hood.
The use of smart system lighting technology has brighten the overall appearance of this stunning kitchen.
He can proudly entertain and show off his new home to all his visiting clients.
